Q: What does USamc do for me?

A: USamc is a real estate appraisal management company that helps to provide mortgage companies with compliance to “appraiser independence” by delivering a full service experience. This allows our partners more time to spend with clients while we handle the appraisal process.

Q: How does USamc differ from other appraisal management companies?

A: The largest difference between USamc and other AMCs is our advanced technology and communication. Our appraisal management portal is integrated with Encompass, a popular mortgage software used by many mortgage companies. Appraisal orders can be placed within the mortgage application, resulting in quicker response time. This allows our partners to stay organized and up-to-date during the appraisal process. Utilizing review software integrated with the nationwide MLS service, our Review Department easily pulls comparable sales for clients as well as questionable reports to be included in the appraisal. The use of this software saves both the client and the appraiser a tremendous amount of time.

In addition to our technological advancements, every loan appraisal sold on the secondary market to Freddie or Fannie is uploaded to the Uniform Collateral Data Portal (UCDP) for an automated risk review.  Depending on the level of risk found in the SSRs and the review findings, additional comments, revisions, or corrections from the appraiser may be needed. These reports are uploaded to UCDP, reviewed, and revised prior to delivering the report to the client. This process ensures that reports are ready for underwriting at the time of delivery. Additionally, our systems allow partners to send a credit card payment link via email to borrowers that prefer not to give out that information over the phone. 

We value communication and believe that our partners do the same. Updates are provided at each milestone in the process. Clients are kept fully abreast of all information along the way.  

 Q: Is USamc compliant? How does USamc stay compliant?

A: USamc is compliant. AMCs are held to high standards and are regulated by the states.  We actively and continuously review all state rules and regulations and adjust and apply accordingly.

Q: How do I order an appraisal?

A: Ordering an appraisal through USamc is easy. Clients can order within the mortgage application in Ecompass software or online at www.USamc.com.  

Q: I am a certified appraiser. How can I become an affiliate?

A: At USamc, we invite certified appraisers to apply to become an affiliate. You can find our Appraiser Signup portal above once you click on the blue Login button. You will need to fill out the application and upload your license, E & O, 2 work samples, and W-9.

Q: What are your appraiser standards? Can anyone become an Affiliate?

A: We welcome all Actively Licensed, Certified Residential, or Certified General Appraisers that demonstrate competence through samples, are eligible with our partners, and have a history of good customer service.
